How to fill out the Notice to Vacate

Choose who is giving notice
Select tenant or landlord. The rest of the form is the same.

Enter names and property
Address the notice to all landlords or all tenants on the lease.

Calculate the move-out date
Count the required notice days from the delivery date, and for monthly tenancies make sure the date falls at the end of a rental period if your state requires that.

Tenants should give an address for returning the security deposit.

Notice to Vacate: questions people ask
Can a landlord use this to evict a tenant?
No. Evictions for nonpayment or lease violations require specific notices and a court process that vary by state. Some cities also require just cause to end any tenancy.
Does notice by email count?
Only if the lease or state law allows electronic notice. Otherwise deliver it by hand or mail as the lease specifies, and keep proof.
Do I need a witness or notary?
Not usually. What matters is that the notice is in writing, correctly timed and properly delivered.
Does giving notice end my rent obligation early?
No. Under a fixed-term lease, the tenant usually owes rent through the end of the term unless the landlord agrees otherwise or state law requires the landlord to re-rent.
