Month-to-Month Rental Agreement: questions people ask
How much notice is needed to end a month-to-month tenancy?
It depends on the state and sometimes the city. Thirty days is common, but some places require 60 or 90 days for long tenancies, and some cities with just-cause rules limit when a landlord can end the tenancy at all.
Can rent be raised on a month-to-month agreement?
Usually yes, with proper written notice under state law, unless local rent control applies. Use a rent increase notice to document it.
Is a month-to-month agreement less enforceable than a lease?
No. It is a binding rental agreement; it simply renews each month instead of running for a fixed term.
Can we sign it online?
Generally yes. E-signatures on residential rental agreements are accepted under federal and state e-signature laws.
