How to fill out the Lease Renewal Notice

    Enter tenant and property

    Address the notice to all tenants on the current lease.

    State the offer

    Enter the new term length, start and end dates and monthly rent. List other changes, such as a new pet fee.

    Set the reply deadline

    Pick a date that leaves time for either side to plan, and meets any notice period in the lease or state law for rent changes.

    Sign and send

Lease Renewal Notice: questions people ask

Is this notice itself a new lease?

No. It is an offer. Once accepted, sign a renewal addendum or a new lease so the updated terms are documented.

How much notice is needed for a rent increase at renewal?

State and local rules vary, and some cities limit the size of increases. Make sure the gap between this notice and the new rent start meets the longest applicable notice period.

Can the tenant reply by e-signature?

Yes. Send the notice with Request signatures so the tenant can fill the reply and sign online.

What if the tenant does not reply?

This template says the lease will end on its current end date or become month to month as the existing lease provides. Follow up before the deadline.
