Rent Increase Notice: questions people ask
How much notice do I need to raise rent?
It varies. Thirty days is common for month-to-month tenancies, but some states require 60 or 90 days, especially for increases above a threshold. Fixed-term leases usually cannot be increased mid-term unless the lease allows it.
Is there a limit on how much rent can go up?
Some states, such as California and Oregon, have statewide caps for many properties, and some cities have rent control. Elsewhere there may be no cap.
Does the tenant need to sign?
No. A rent increase notice is a notice, not an agreement. A tenant acknowledgment line helps show it was received.
Can I email the notice?
Only if the lease or state law permits electronic notices. Otherwise use the delivery method the lease specifies.
