Room Rental Agreement: questions people ask
Is a room renter a tenant?
It depends on state law. In some states a lodger who shares the owner's home has fewer protections than a tenant, and removal procedures differ. Do not assume eviction rules do not apply.
Do I need my landlord's permission to rent out a room?
If you rent the home yourself, most leases require written consent to sublet. Renting a room without it can put your own lease at risk.
Does this need to be notarized?
No. Room rental agreements are normally valid when both parties sign, including electronically.
How should we split utilities fairly?
A fixed monthly amount is simplest to enforce. A percentage split tracks actual bills; attach the bills or share them monthly.
